Ready to Dig Utility Search
The presence of utilities can have a significant effect on how a new development is planned. At construction stage, it is essential that the location of utilities is known to enable work to be carried out safely and efficiently. With over ten years of experience in the collation of utility information, Atkins is the UK’s leading provider of utility surveys and reports. Our services will contribute towards the seamless planning and execution of your project, protecting your employees and avoiding costly legal action. Our Ready to Dig utility search service meets the standards defined as survey category D under PAS 128. For more information click here
On completion of our Ready to Dig search, we can consolidate all affected utilities onto a single plan, transferring relevant information to the same place on the same scale. We can also provide overview maps displaying diversionary works and new connections, following completion of the relevant service. We can deliver our Overview Maps in a number of formats including PDF and DWG. Download a sample overview map here.
Atkins’ Utility Feasibility Report provides a comprehensive assessment of the potential utility challenges affecting a site. Based on the results of our Ready to Dig report, we review existing utility infrastructure against your scheme proposals and identify potential methodologies to overcome utility constraints. Our reports include guidance in relation to diversionary works and disconnections required for site clearance, drawing on our extensive market knowledge to include estimated costs for any utility work that is anticipated. Our reports can be tailored to meet your specific needs when combined with our Capacity Analysis and Budget New Connections services. Download a sample of a comprehensive feasibility report here.
Assessing the availability and proximity of existing utility infrastructure can form a vital step in assessing the suitability of a site for a proposed development. Our capacity analysis provides a convenient and cost effective way to check the local utility networks and obtain an indication of whether capacity is available to support the anticipated loads of a development. In addition, such information can help with budgeting and planning for any costs arising from any network reinforcement required. We contact the relevant electric, gas and water and sewer network operators to find out if enough capacity exists in the local networks to supply the proposed development. We will deliver our findings in a report and advise of any additional requirements the utility companies may have. Early engagement with the utility companies ensures that any constraining factors can be addressed in advance of proposed site start dates, meaning project delays can be avoided. The capacity analysis is a valuable first step during the early stages of a scheme and can also be incorporated into our more comprehensive feasibility reports.
We can procure quotations from relevant utilities for Diversionary Works that may be required to facilitate your project, at either C3 (budget estimate) or C4 (detailed estimate) stage. We review the results of our Ready to Dig report, identifying utilities which may be affected by your proposals and submit all relevant enquiries. When Atkins takes responsibility for our clients’ schemes we not only deliver the work in a timely manner, but identify and deliver savings wherever possible, before delivering a comprehensive report on our findings. We can also project manage the delivery of diversions on to a site, interfacing between the utility company and your site team to ensure works are completed in line with your programme.
We can arrange the disconnections and associated meter removals in respect of live services on a site, to facilitate site clearance and demolition works. We understand that arranging disconnections is a time-consuming process, and we offer a single point of contact, liaising with relevant energy suppliers and distribution companies on your behalf.
Using our extensive industry knowledge and experience, we can procure competitive quotations for new infrastructure and connections that meet the needs of your development. We carry out a competitive tendering exercise, inviting regional network operators as well as third party and independent connection providers to quote, tailoring a strategy to procure the right utility infrastructure solution. We review all procured quotations and designs to identify potential savings, challenging reinforcement costs where appropriate. Once procured quotations have been agreed, we can coordinate the utility connection works on your behalf, interfacing between the utility company and your site team to deliver energised connections in line with your programme. We can review the results of our Ready to Dig utility search and submit further enquiries to check that the appropriate permissions are in place for any assets shown to pass through the site. Typically, such permissions are in the form of a Wayleave or Easement. We can offer guidance on overcoming any issues, as well negotiate the removal of constraints through our Diversionary Works service (For more information regarding diversions, please click here).
